When Was The Last Time Your Septic Tank Was Pumped?
Many home and property owners don't know! In Greater Victoria the CRD requires that type 1 septic tanks (gravity fed) be pumped out at least once every 5 years. If you have a type 1 system that is a pressure dispersal type then it should be pumped every 2 years. For type 2 and type 3 systems the CRD recommends annual pumping. These are only minimum guidelines. If you have a large family (4-6+) then waiting 5 years to pump out your septic tank could cause maintenance issues. When we provide a pump out service for your tank we'll be able to help you determine the best frequency for your system based on the accumulation of solids in the tank and by measuring the scum layer at the top.

These Are Answers To The Most Questions We Are Asked About Septic Pumping
We have two vacuum trucks with a 1600 gallon and 2000 gallon capacity. We can pump septic tanks and holding tanks of all sizes. The most common tank sizes we pump are 500-1500 gallons.
If you live within the CRD (Capital Regional District) you must have your septic tank pumped at least once every 5 years if you have a type 1 conventional, gravity dispersed system. Every 3 years if your type 1 system is dispersed with pressure. If you have a type 2 or type 3 septic system then you need to have the system pumped out annually. These guidelines are mandated through Septic Maintenance Bylaw 3479. If you have a large home, with a large family your septic tank might need to be pumped more frequently.
It's also a very good idea to pump any septic tank on a property that is involved in a real estate transaction so you can start with a clean septic system.
There are more than just one type of septic system located within our service area. There are type 1 systems, type 2 systems and type 3 systems.
Homeowners with Type 1 Systems
The bylaw requires owners with Type 1 systems to have their septic tank pumped out at least once every five years. Five years is intended to be a maximum time frame. Some systems need more frequent pumping depending on the size of the tank and the conditions in the home.
The septage receiving facility will notify the CRD of your pump out, however owners are advised to keep their receipts as proof of service.
Homeowners with Type 2 or 3 Systems
Owners of Type 2 or Type 3 systems (often package treatment plants) are required to maintain their system according to the maintenance plan for the system, and ensure it is maintained by an Authorized Person at least once per calendar year. Owners should ensure their Authorized Person completes a Certification of Maintenance and sends it in to the CRD. Owners should keep a copy of this form, however, as proof of service.
Good Question! If you have sewage backing up into your home or your toilets are no longer flushing these are sure signs that you have a clog in your system or the septic tank is totally full. If you notice foul sewage odors from your drain field or notice water is beginning to pool up then this is also a sign your tank should be pumped and the system also needs to be inspected.
It's generally every 3-5 years for the average family of four. If you have a suite on your property, lots of bathrooms or a much larger family, it can increase the frequency of your pump-outs.
Our trucks are equipped with 100' hose reels for the vacuum hose. If we can get our truck to within 100' of your septic tanks we can pump them out. If you think the distance will be further than 100', please let us know and our driver can come with hose extensions.
Not at this time. We are only a septic tank pumping company. We do not provide formal written inspections of septic systems, we do not complete repairs or provide written reports on your septic system condition. We DO submit your septic pump-out details to the CRD as required if you are in the Capital Regional District.
We love customers that ask this question! There are a few things you can do to make our job much easier and efficient when we come to your property.
#1. Know the location of your tank and system. We can sometimes spend several minutes searching a property trying to find tank lids, especially if they are buried underground.
#2. Did up your tank lids. If your tank doesn't have risers then we'll have to dig out the lids for access. If we have to dig up the lids we have to charge you for it ($75+) as it takes up valuable time. If you are physically able to dig up the lids then you'll save yourself a few bucks.
#3. Move vehicles/boats or RVs. If you have vehicles or boats or RV's blocking easy access to your septic tank it's always helpful if they are moved out of the way.
#4. Tell us about your driveway when you call. If you have a difficult driveway, it's very steep, or has tight corners, please let us know before we dispatch a truck.
We can in some circumstances but generally try to avoid this smaller type of pump out. If your RV is on an existing route or we are servicing a local RV park then we might be able to help you. Absolutely NOT! On an almost weekly basis we are called to pump out septic tanks that are clogged and overflowing into the customers home. Many times the issue is because baby wipes or "flushable wipes" have been flushed down the toilet. One or two wipes isn't going to cause any major problem but when it's dozens, or hundreds of them over months or years it will clog your system up and cause backups and potential damage to the system. It is NOT a good idea. When we encounter this type of mess we usually have to charge extra because it takes extra time to clean them up and can damage the pumps on our trucks.
Yes, it's a good idea to have one. They protect your drain field from an accumulation of solids and your drain field is the most expensive part of your system. We can clean, replace, or install new tank filters if you don't have one.
No, we always try and leave zero trace of our presence. Our trucks are new and very well maintained so we won't be leaking oil or sewage anywhere on your driveway. In cases where we need to expose the tank lids you might have some small dirt piles left over.
